Kenmore Plumber

Lighthouse Plumbing works in Kenmore — the Juanita Drive corridor, the blocks above Log Boom Park, Uplake, Inglewood and the streets running up the hill from the 522 interchange. We're a Fall City company, and we'd rather tell you that plainly than let you assume we're parked around the corner: Kenmore is a scheduled run for us. What you get for the drive is a licensed crew that arrives when we said it would, fixes what it came to fix, and tells you the truth about what it found.

Why Kenmore Calls Us

Homes and small businesses alike

Homes and small businesses alike

Kenmore is a working city — coffee stands, shops along Bothell Way, and the businesses around the air harbor sit right in among the neighborhoods. We handle both sides of that: household plumbing, and the prep sinks, drain lines and fixtures that a small business depends on to stay open.

We fix the whole assembly, not the symptom

We fix the whole assembly, not the symptom

A drain that has been patched with tape and hope will leak again the week after someone tightens it. When we open a cabinet, we put the connections right — new parts, correct slope, tested under running water before we call it done.

We say what we found

We say what we found

If the pipe behind your problem is on its last legs, you'll hear it from us straight, along with what it costs to deal with now versus later. No scare stories, no invented urgency.

One visit, where the job allows

We carry the common parts, and the technician who diagnoses the problem is the one who repairs it. Nobody hands your address to a subcontractor.

Recent Work in Kenmore

A drive-through coffee stand on the Juanita Drive corridor called us in August about a prep sink that was leaking — and one look underneath explained why. The basket strainers had rusted through, and the waste piping below them had been patched with layers of tape at nearly every joint until there was more tape than pipe. PJ and Alexander rebuilt it properly: new basket strainers in both bowls, the old center waste piping removed, and new 1-1/2" tubular waste run and tested under a full flow of water before they left.

How the Kenmore coffee stand's prep sink drain looked on arrival — rusted strainers, and tape doing a pipe's job at almost every joint.

For a small business, a sink that can't be used is lost revenue by the hour, which is why this kind of call gets a same-visit fix whenever the parts allow it.

Kenmore Plumbing Questions

Do you work on small businesses in Kenmore, or just houses?

Both, and Kenmore has plenty of both. The coffee stand rebuild above is typical small-commercial work for us: prep sinks, drain assemblies, fixtures and water heaters for stands, shops and small storefronts. The plumbing is the same trade as a house — the difference is that your business is closed until it works.

Is Kenmore inside your normal service area, or a special trip?

Inside it, honestly framed. We come from Fall City, so Kenmore jobs get scheduled into a route rather than squeezed between nearby calls — you'll get a real arrival window and a crew that isn't rushing off to the next city. For a right-now emergency, a closer shop may beat us to your door, and we'll say so.

My Kenmore house was built in the sixties — what usually goes first?

Inside the house, it's the small brass and rubber: original angle stops that seize, tub and shower valves that drip past their seats, and supply lines at the end of their service life. These parts all aged together, so when one fails we check its siblings while the water is already off — it saves you the second call.

Can you camera a side sewer before I buy a house in Kenmore?

Yes, and on older Kenmore housing it's some of the best money a buyer can spend. A camera inspection shows the line's material, its joints, any root intrusion and any bellies — in other words, whether you're buying a working sewer or a project. You get the footage and a straight read on what it means.

Will you quote a Kenmore job over the phone?

We'll give you honest ballparks for common work, and a firm price once we've seen the job — that's the quote we stand behind. What we won't do is guess low on the phone to win the booking and adjust the story at your door. If a job needs eyes on it first, we'll tell you that.

Serving Kenmore from Fall City

Our shop is in Fall City, out in the Snoqualmie Valley, and we reach Kenmore by way of Woodinville and the 522 corridor. That makes us a planned-work plumber for most Kenmore customers — repairs, replacements, second opinions and small-business work — rather than the fastest truck for a burst pipe at 2 a.m. We'd rather be honest about that and be the crew you trust with the work that matters.
