Recent Work in Maple Valley
In May a homeowner on the east side of Maple Valley, a few minutes from the Four Corners stores, asked us to replace the tankless water heater in the garage. The Noritz on the wall had done its years, and the owner wanted a current model with service valves rather than another repair. Reid and PJ took the job on a Monday morning, arrived before half past eight, and had the house back on hot water by lunchtime.
They drained the old unit, cut the copper water lines and the condensate and relief drain lines, took down the venting, and lifted the Noritz off the wall. In its place went a Navien NPE-240A2 condensing tankless on the same plywood backer, with isolation valves under it so it can be flushed without shutting the house down. Hot and cold were re-routed, the intake and exhaust reworked for the Navien, and the condensate drain and relief line reconnected and tested. The display read 120 degrees when they left.

Earlier in the spring, near the Highlands at Lake Wilderness, our crew traced a slow leak behind a refrigerator to the ice-maker box in the wall, set a new one and tested it; the drywall patch was left for the homeowner to arrange. Small jobs count too.
Maple Valley Plumbing Questions
Who provides water and sewer in Maple Valley, and where does my part start?
Two water districts serve the city: Covington Water District on the southern half, and Cedar River Water & Sewer District on the north side. Sewer, where it exists, is mostly Soos Creek Water & Sewer District. Everything from the meter to the house is yours, and the district's responsibility ends at the meter.
Covington brings Green River water through the regional filtration plant and leans on its own wells in summer. Homes outside the sewer lines are on septic systems, permitted and inspected by King County's environmental health office. The district's name is on your water bill.
Is Maple Valley a regular stop for you, or a long trip?
About 25 miles and 40 minutes from our shop in Fall City, down Highway 18, so Maple Valley is a planned-work city for us: water heater replacements, fixture packages, repipes and leak repairs where you want one crew from start to finish. We give you a real arrival window and stay until the list is done.
For a burst pipe at 2 a.m., a closer shop may beat us.
Do I need a permit to replace a water heater in Maple Valley?
Yes. The City of Maple Valley requires a permit to install or replace a water heater, as it does for any fuel-burning appliance, and an inspection follows the install. Swapping a faucet or toilet onto the existing piping does not need one. We pull the permit and schedule the inspection as part of the job.
Can you replace my tankless water heater with a different brand?
Yes. The May job above swapped a Noritz for a Navien on the same wall. The parts that take planning are not the unit but the venting, the gas supply and the water connections, which rarely line up between brands, so we measure the vent run and confirm the gas line before the old unit comes down.
My Maple Valley house is on septic. Does that change the plumbing work?
It changes what we watch for. A septic system only handles what the house sends it, so a running toilet, a dripping fixture or a softener backwashing into the drain can overload the field long before anything backs up. We fix the leak first and keep softener discharge and sump water out of the septic line.
When something belongs with a septic contractor instead, we say so.

Our shop is in Fall City, out in the Snoqualmie Valley, and Highway 18 puts the Four Corners stores about 40 minutes from our door on a normal morning. Maple Valley incorporated in 1997, and the plats that filled in around the lake and along the highway in the years around that date are now old enough that original water heaters, supply stops and hose bibs come due together. That is the planned, one-visit work we're set up for.
