In April a house on the south side of the lake was under contract, and the buyer's inspection had flagged a small leak in the crawlspace. PJ went out on a Friday evening to look at it along with the rest of the inspection list. Under the house, a two-inch ABS drain line had cracked at an elbow right where it turned below the floor, and the residue crusted around the crack showed it had been weeping for a while.
He came back the following Monday and replaced it: cut out the cracked elbow and the pipe around it, set a new ABS elbow and section in its place, joined them to the existing line with shielded couplings, and hung the run from the joists with perforated strap. The visit took under an hour, and the seller had the repair invoiced within one business day of the inspection walk.
That is usually what a crawlspace drain leak needs: a real look at the fitting rather than the drip, the right couplings, and a strap so the new pipe doesn't inherit the sag that cracked the old one.

Who supplies water and sewer in Lake Stevens, and what part is mine?
Water comes from the Snohomish County PUD, which serves the Lake Stevens area with water bought from the City of Everett's Spada Lake supply plus its own local wells. Can a cracked drain pipe under the house be fixed without opening the floor?
Almost always, yes. Drain lines in a crawlspace hang below the floor framing, so the repair happens from underneath: the cracked fitting is cut out, new ABS is joined in with shielded couplings, and the run is re-strapped to the joists. Floors and finished walls stay closed. The exception is a crack inside a wall cavity or under a slab.
