Is my valley house on city water, or a well?
Depends where the property line sits. Duvall and Snoqualmie both run municipal water systems, and Duvall's retail water area reaches past the city limits. Snoqualmie draws from Canyon Springs and two wellfields, one near Tokul Road and one near downtown. Outside those service areas, private wells are normal.
If you're not sure, your bill answers it. No water bill usually means a well, and that changes how we approach pressure problems, filtration and anything involving a pump.
Fall City has no municipal sewer. What does that mean for my house?
It means you're on septic, like most of Fall City. King County is building a community on-site system for the business district — a 2016 survey found only fourteen of sixty-two properties there had updated septic. For a homeowner, it means drain problems need diagnosing differently than they would in town.
On septic, a slow drain can be the drain, or it can be the tank or field telling you something. We look at both before recommending anything expensive.
Why does my crawlspace go damp every winter?
Because the valley floor carries some of the highest seasonal groundwater in King County. When the water table comes up, it pushes into crawlspaces and puts pressure on older sewer lines and joints. A wet crawlspace in January isn't automatically a plumbing leak — but it's worth ruling one out.
The tell is whether it's wet when it hasn't rained. Groundwater tracks the season. A supply leak doesn't care what month it is.
My driveway is a quarter mile of gravel. Is that a problem?
No, and we'd rather you mention it when you book. Long private drives are normal out here. They matter for scheduling, for how close we can get equipment to the house, and occasionally for whether a service line runs somewhere awkward. It's a logistics detail, not an obstacle.
How far out do you go?
Duvall, Carnation, Fall City, Snoqualmie and North Bend are core territory. We also work Preston, the farms along the valley floor, and up toward the pass. If you're genuinely remote, call and ask — we'll give you an honest answer rather than book you and reschedule twice.
Do you take weekend emergency calls out in the valley?
Yes, and being local is the whole point. A shop dispatching from Seattle or Bellevue has to cross the plateau to reach you, in weather that sometimes makes that slow. We're already on this side of it. That proximity is the reason a lot of valley customers switched to us.
Do you handle the well pump itself?
Not the pump. We handle everything downstream of it — pressure tanks, pressure regulation, filtration, and the household plumbing a well feeds. If the pump or the well itself is the fault, we'll tell you and point you at someone who does that work rather than guess at it.
