Sewer Line Repair in Carnation, WA
Side sewers, septic lines and crawlspace drains
Lighthouse Plumbing repairs sewer lines in Carnation from our shop in Fall City, about 15 minutes away. In town, that means the drains under your house and the side sewer that runs to the city's vacuum sewer; outside the city limits, it means the line to your septic tank. We find what failed, repair that section and test it.

Recent Sewer Work in Carnation
In early August, a leak turned up in the crawlspace of a house in town, and it turned out to be the sewer. PJ and Alex followed it to the main sewer line under the house, where a 2-inch ABS branch drain had broken off inside the 3-inch-by-2-inch wye that joins it to the main. The broken end was still lodged in the fitting, so wastewater from that branch was leaking out onto the crawlspace floor.
They cut the damaged pipe back, drew the broken piece out of the fitting and joined a new section of 2-inch ABS back into the wye. Then they strapped the line to the framing with perforated hanger tape so it holds its grade, cleaned up the affected part of the crawlspace, and ran water through the drain to test it for flow and leaks. They were on site for a little over an hour.

In February, Josh and Bradyn were called to another house in town whose sewer had backed up more than once. They cleared it by cabling the line from the back of the house through its backwater valve, and recommended replacing the valve. Four days later Bradyn came back and dug the line up. He found three problems in one hole: the backwater valve had failed, a tee had been laid on its side where a wye belonged, and the band joining the pipes was the wrong type. He replaced the backwater valve, rebuilt the connection with the correct fittings, added a cleanout so the line can be serviced later, bedded the pipe and backfilled, and tested that it was flowing out to the city sewer before he left.
In June, on another street in town, PJ and Alex dug three feet down to a main that was backing up into a shower and pulled out a rusted metal disc wedged in the line, a job told on our sewer line services page.
Outside town, the trouble can be anywhere between the house and the septic tank. In mid-September, Beau went to a house near Lake Marcel, north of town, where the drains weren't flowing. We arranged for the septic tank to be pumped and Beau stayed on site while it was done, then jetted the drain line and ran a camera through it. What turned up was a problem on both sides of the foundation: a section of the sewer main hanging from the basement ceiling had been laid with a backward slope, and the line out to the tank needed a properly graded connection. A week later Beau came back for two days, opened the basement drywall, rebuilt the main at the right grade and reconnected the branch lines to it. Then he dug up the line from the house to the septic tank and replaced it so it runs downhill into the tank's inlet.
Sewer and Drain Work We Do in Carnation
Drains under the house
We repair branch drains that break at their fittings, runs that sag and old joints in crawlspaces and basements, replacing the section that failed and supporting the pipe so it keeps its slope.
Side sewers and backwater valves in town
Your side sewer is the pipe from the house to the valve pit that serves it. We find the problem with a camera, dig only where the damage is, rebuild connections with the right fittings, and replace a failed backwater valve.
Lines to the septic tank
Outside town, we clear backups with the tank pumped at the same visit, and we regrade or replace the line between the house and the tank when it has settled or was laid wrong.
Carnation-Specific Sewer Considerations
In town, your side sewer ends at a valve pit
Carnation's city sewer is a vacuum system, which the city's own standards describe as operating differently from a standard gravity sewer. Your house still drains by gravity through its side sewer, but that pipe ends at a valve pit, and the city's vacuum system carries the wastewater from there to King County's Carnation Treatment Plant, which opened in 2008. When a new side sewer is connected, the city's permit form tells owners to call Public Works first so the valve pit serving the property is activated, to prevent sewage backups.
The city expects a backwater valve on every house
Carnation's sewer standards require a backwater valve on all structures unless the city waives it, and they let that valve double as the cleanout between the house plumbing and the side sewer. A backwater valve lets wastewater out of the house and closes against anything trying to come back in, and like any part with a moving flap, it can fail. The one Bradyn replaced in February had.
Side sewer work is inspected before it's buried
The city requires a field inspection before a side sewer is covered or backfilled and asks for 48 hours' notice when the work is ready. Its standards call for at least a 4-inch side sewer on a single-family house, and a 4-inch line may run up to 150 feet from the street right-of-way or easement where the main is.
Outside the city limits, it's septic
Beyond the city's sewer area, Carnation homes generally drain to their own septic tanks, so a backup can be the tank, the line, or both. We arrange the pumping when the tank is part of it and repair the line ourselves. Our Fall City sewer page and our well and septic guide go deeper into houses on their own systems.
Our Process
1. Find where the water is going
We look before we cut, with a camera, a trip into the crawlspace or a check of the backwater valve.
2. Show you what we found
You see the footage or the failed part, and the price, before work starts.
3. Repair the section that failed
We set the right fittings at the right grade, with support so the pipe stays there.
4. Test before we close up
We run water through the line before we backfill or leave the crawlspace.
Frequently Asked Questions: Carnation Sewer Lines
Why does my Carnation house have a backwater valve on its sewer line?
Because the city requires one. Carnation's sewer standards call for a backwater valve on all structures unless the city waives it, and they let the valve serve as the cleanout between your house plumbing and the side sewer. It lets wastewater leave the house and keeps it from flowing back in, so when it fails, the house can back up.
We can clear a line through the valve, as Josh and Bradyn did in February, and replace the valve when it has failed.
What does sewer line repair cost in Carnation?
On our Carnation invoices from 2025 and 2026, clearing a backed-up main in town ran about $600 to $800, and digging up and repairing a section of side sewer about $3,000 to $7,000, tax included. Outside town on septic, clearing a backup with the tank pumped at the same visit ran about $1,900 to $2,100.
What moves the price: how deep and how long the dig is, what sits on top of the line, and whether the fix is one fitting or a long run of pipe. The August crawlspace repair above, a single broken branch, came to about $800. The September septic job, which rebuilt a basement main and replaced the line to the tank, came to about $12,000.
Does side sewer work in Carnation need a city inspection?
Yes. Carnation's standards say no side sewer may be covered or backfilled before the city has inspected it, and the city asks for 48 hours' notice when the work is ready. A new side sewer also needs the city's side sewer permit, and Public Works has to activate the valve pit before the line goes into use.
What should I do about a sewer leak in my crawlspace?
Stop using the drains on that side of the house and call a plumber, because a broken drain under the floor leaks every time those fixtures run. We trace it to the joint or pipe that failed, repair that section, clean up the affected area and test the line, as PJ and Alex did on the August job.
A sewer smell in the house with no visible leak is worth the same call, since a broken drain under the floor can leak for a while before anyone goes down to look.

Why Carnation Homeowners Call Us About Sewer Lines
We know both systems
In town it's the city's vacuum sewer and a backwater valve, and outside town it's a septic tank, so we plan every repair around the one your house has.
We fix the part that failed
When one fitting has let go, we replace that fitting and support the line, as on the August job, instead of selling you a new sewer.
