Recent Faucet Work in Carnation

At the end of May, Caleb went back to a house in town to carry out the plan he had quoted on an earlier visit: new sinks and faucets in both the kitchen and the hall bath. In the kitchen he took out the old double-bowl sink, with its single-lever faucet and separate side sprayer, and set a Kohler cast-iron sink in its place with a Kohler high-arc faucet and sprayer. Then he modified the drain piping underneath to suit the new single bowl.

In the hall bath, the old round basin had a rusted chip in its enamel and a dated faucet to match. Caleb replaced it with a new 19-inch round sink and a Moen single-handle faucet with a new pop-up drain, reconnected the drain, ran new supply lines, and tested both sinks for leaks and proper function before hauling the old fixtures away.

A few weeks later and a few miles away, up on Tolt Hill outside town, Bradyn swapped out a kitchen faucet that had failed and was leaking for a Kohler the homeowners had already bought. Turning the water off showed up something common in older houses: once the old shutoffs under the sink had been turned, they began to weep. He snugged their packing nuts to stop the drip and recommended replacing them before they're needed in a hurry.

What We Fix and Install

Dripping kitchen and bath faucets

A drip from the spout or around the handle is a worn cartridge, stem, seat or O-ring. We find which one, replace it with the manufacturer's part where it's still made, and check the aerator and the shutoffs while the water is off.

Tub and shower faucets

Roman tub fillers and older two-handle tub sets drip through their stems, and single-handle showers through their cartridges. Both are usually a same-visit repair.

Faucet and sink replacement

When a faucet is past repair, or the sink under it is chipped and stained, we replace them together the way the May job above did, reworking the drain to suit the new bowl and running new supply lines.

Carnation-Specific Faucet Considerations

City water from a spring and a deep well

Inside the city, Carnation's water comes mostly from a spring on city-owned land about a mile south of town, backed by a community well sunk 160 feet at Entwistle and Milwaukee Streets, and it's chlorinated before it reaches your tap, according to the city's 2023 water quality report. So in town we start a dripping faucet with the parts that wear: the cartridge, the stems and the seals.

Private wells outside town

Out on Tolt Hill, toward Stillwater and along the farms by the river, many homes are outside the city's water system and draw from their own wells. Nobody but the owner tests or treats a private well, so a faucet that keeps clogging its aerator or wearing out its cartridge is a reason to have the water looked at, not just the fixture. CPVC behind the walls in town

Some of the in-town houses we work in were plumbed in CPVC, the rigid cream-colored plastic that grows brittle with age. At a sink we work from the shutoffs and rarely touch it. When a job does open the supply, as PJ's shower valve job in town did in May, we transition to PEX-A instead of gluing new joints onto old CPVC.

Old shutoffs under the sink

Many of the older houses we visit in and around Carnation still have multi-turn shutoffs under their sinks, and those are the valves that weep or refuse to close once they're finally turned, as Bradyn found on Tolt Hill. Replacing them with quarter-turn valves during a faucet job is the cheapest moment to do it.

We look at the faucet, the shutoffs and the drain, tell you whether it's a repair or a replacement, and give you the price before we start.

2. Shut off and protect

We close the shutoffs, or the main if they won't hold, and protect the cabinet and the counter before anything comes apart.

3. Repair or replace

Cartridges and stems for the common brands ride on the truck, so most repairs finish in one visit. A new faucet goes in on new supply lines, with the drain reworked if the sink changes.

4. Test

We run it hot and cold, check for a clean shutoff, and look for drips under the cabinet before we pack up.

How much does faucet repair cost in Carnation?

On our Carnation invoices from 2025 and 2026, replacing a cartridge or the stems in a leaking faucet has run about $490 to $620, and installing a kitchen or bathroom faucet about $470 to $1,200 including tax. Prices toward the top included new shutoffs, a disposal or a dishwasher hookup done at the same time.

Replacing the sink along with the faucet is a bigger job: the May job above, with two sinks, two faucets and new kitchen drain piping, came to about $3,900.

My Carnation house has CPVC pipe. Can you still replace the faucet?

Yes. At the sink we work from the angle stops, so a faucet swap rarely touches the CPVC itself. When the job does open the supply, as with a shower valve, we transition to PEX-A or copper instead of gluing new joints onto old CPVC, which gets brittle with age and can crack when it's disturbed.

Why does my roman tub faucet keep dripping?

Usually worn stems, or the washers and seats they close against. A roman tub filler has separate hot and cold valves, and once the seal inside one wears, water gets past it even with the handle fully closed. Replacing the stems, as Caleb did for a primary bath in town in April, usually stops it the same visit.

Does it matter whether my Carnation house is on sewer or septic?

It matters for the drain, not the faucet. In town, kitchen sinks drain to the city's sewer, which King County treats at its Carnation plant, opened in 2008. Homes outside the sewer area are generally on septic, where a garbage disposal adds solids to the tank, so we'd talk that through before adding one.
