Water Leak Repair in Duvall, WA

Walls, crawlspaces and CPVC

Lighthouse Plumbing finds and repairs water leaks across Duvall, from a hot line inside a garage wall to a fitting under a crawlspace, working from our shop half an hour away in Fall City. In Duvall's newer houses the leak is often an aging CPVC fitting, and we get the water back on the same visit.

Recent Leak Work in Duvall

On a Friday in August, a Duvall homeowner called just before six about water leaking in the garage. Caleb was there a little after eight that evening. He cut several small openings in the garage drywall to track the water to its source, and found it: a fitting on the 3/4-inch CPVC hot water line had cracked and was leaking into the wall.

One of the openings Caleb cut to trace the water: the CPVC line coming up through the bottom plate, with staining on the sheathing from the leak.

A cracked CPVC fitting puts a plumber in an honest bind. The pipe on either side of it is just as old, and joining new work onto brittle CPVC can crack the next fitting along, during the repair or weeks later. So Caleb made a temporary repair to get water back to the house that night, and left the homeowners written estimates for a permanent fix. We knew the house: in April our crew had gauged its water pressure and turned down an aging pressure-reducing valve, a visit described on our Duvall faucet repair page.

It was not the only CPVC fitting we replaced in Duvall this summer. In June, Beau found a CPVC elbow leaking on the hot side in the crawlspace of another Duvall house, cut it out and joined a new one in with a coupler. In July, at a third, he replaced a CPVC elbow that had failed where the line turned into copper at a shower valve, using pressed copper fittings and a transition fitting back to the existing CPVC. Different houses, same pattern: CPVC supply pipe that has spent decades carrying hot water.

Leak Detection and Repair We Do in Duvall

Leaks inside walls and ceilings

We trace a leak from where the water shows to where it starts, reading the wet framing and staining as we go, and open drywall in small, deliberate cuts rather than one big hole. Then we repair the failed fitting or section with material that suits the rest of the house.

Crawlspace and garage supply lines

Many Duvall houses run their supply lines through a crawlspace or along a garage wall, which is exactly where a slow leak can run for weeks before anyone sees it. We work from the crawlspace when that's the shorter path to the leak.

CPVC repairs and transitions

When a CPVC fitting fails and the pipe around it is sound, we replace the fitting. When the pipe itself has gone brittle, we cut back to sound pipe and transition to PEX-A or copper, so the new work isn't glued to the weakest part of the system.

Fixture and appliance leaks

Not every leak is in a wall. A toilet weeping at the base, a supply line under a sink or a washing machine valve is usually a same-visit fix.

Planning the permanent fix

When a house has had more than one CPVC failure, we'll write up the options for a section repipe or a whole-house repipe in PEX, so you can plan it instead of waiting for the next leak to decide.

Duvall-Specific Leak Considerations

CPVC in Duvall's newer houses

The Duvall houses behind this summer's leaks were plumbed in CPVC: the cream-colored rigid plastic you can find printed with brand names like FlowGuard Gold. CPVC turns brittle as it ages, and our own estimates say plainly that old CPVC can crack during a repair or after it. A CPVC house that has never leaked is not doomed, but it is due a closer look. Duvall's oldest houses, near downtown, have a different problem, galvanized supply pipe, which our faucet page covers.

Garages and crawlspaces hide the water

The August leak above announced itself as water in the garage; the June leak was found under the floor. In both places, water can run unseen and soak framing and sheathing before it reaches anything you'd notice. If you smell damp in a crawlspace or see a stain at the bottom of a garage wall, that is worth a call before it becomes a bigger opening.

Soft city water, so look at the pipe

Inside the city, Duvall's water is the very soft Tolt River supply, so mineral scale is rarely the story. The leaks we find in Duvall's newer houses come from age, heat and pressure working on CPVC fittings, which is why we look at the pipe and the house's pressure-reducing valve before anything else. Our Duvall faucet page has the detail on the water and the hillside pressure.

Wells beyond the city's water service

Past the area the city serves, many Duvall homes are on private wells, and a leak shows up in different ways there: a pump that starts when every tap is off, or a pressure tank cycling in the night. We trace those leaks the same way and can look at the well equipment on the same visit. Our well and septic guide explains the moving parts.

Our Process

1. Stop the damage

If water is running, close the main shutoff, and when you call, tell us where you're seeing the water.

2. Find the source

We follow the water from where it shows to where it starts, with small openings and a look at the pipe material and pressure while we're there.

3. Repair, and say what kind of repair it is

Most failed fittings are replaced the same visit. If the repair is temporary because of the pipe around it, we tell you so in plain words and write up the permanent options.

4. Test and leave it open to dry

We restore pressure, watch the repair, and leave the opening clean so the wall can dry out before it's closed up.

Frequently Asked Questions: Duvall Leaks

Why do CPVC fittings crack in Duvall houses built around 2000?

Age and heat. CPVC turns brittle over the decades, and the hot side tends to go first, so a fitting that held for twenty-five years can split without warning. A Duvall house plumbed in CPVC around 2000 has original pipe squarely in that window.

Is a temporary repair on old CPVC safe to live with?

For a while, yes. A temporary repair restores water and stops the damage, but the CPVC around it is just as old as the fitting that failed, and it can crack near the repair or somewhere else. Treat it as time to plan the permanent fix, not as the fix itself.

Do you find leaks on private wells outside Duvall's city water area?

Yes. Outside the area the City of Duvall serves, many homes run on private wells, and a leak shows up differently: the pump starts when no tap is open, or the pressure tank cycles in the night. We trace the leak the same way, and we can check the tank and pressure switch on the same visit.

How much does leak repair cost in Duvall?

On our Duvall invoices from 2025 and 2026, finding and repairing a single leaking fitting or a short run of pipe, opening the wall or working from the crawlspace, has run about $550 to $1,600 including tax. Leaks that lead to a section repipe or an underground service line cost more and are quoted first.

What moves the price: how far the water traveled before it showed up, how many openings it takes to find the source, whether the pipe around the leak is sound enough to join to, and access. Drywall and paint come after the plumbing and are not part of these figures.

Should I repipe my Duvall house after a CPVC leak?

Not automatically. If the pipe around the leak is sound, replacing the failed fitting and a short section is a fair repair. If the CPVC is yellowed, brittle or has failed before, get a repipe quote while the walls are already open, because the next fitting rarely waits for a convenient day.
